Job description

We are seeking an experienced Market Researcher to lead and execute a comprehensive market research study for the planned launch of a Holiday Homes / Short-Term Rental Management Company in the Kingdom of Saudi Arabia, with a primary focus on Riyadh.

The role will support senior management in market entry decisions, pricing strategy, target customer identification, regulatory understanding, and competitive positioning.

Key Responsibilities

  • Conduct in-depth research on the short-term rental / holiday homes market in KSA, with focus on Riyadh

  • Analyze market size, demand drivers, seasonality, occupancy trends, and average daily rates (ADR)

  • Identify target customer segments (corporate stays, leisure travelers, medical tourism, relocations, etc.)

    4. Property acquisition strategies

  • Customer experience and branding

  • Assess market gaps and differentiation opportunities

    1. Licensing requirements

    2. Municipality and tourism authority rules

    3. Zoning restrictions

    4. Tax and VAT implications

  • Summarize compliance requirements for market entry

  • Provide pricing recommendations based on market benchmarks

  • Support high-level revenue and cost projections

  • Identify feasibility and break-even considerations for the KSA market

  • Study traveler behavior and accommodation preferences in Riyadh

  • Analyze demand sources (business travel, events, tourism, Vision 2030 initiatives)
