Senior Maintenance Manager

Role Overview:

We are seeking a strong Maintenance Operations Leader to manage and structure technical

operations across a large residential apartment portfolio (800+ units).

The role focuses on in-unit maintenance, preventive programs, rapid guest-impact

response, and structured operational control.

This is a portfolio-level leadership position managing distributed apartment units (not

building-level facilities).

Key Responsibilities:

• Lead and manage all in-unit maintenance operations

• Supervise assistant managers, planners and technical teams

• Implement structured preventive maintenance programs across apartments

• Ensure fast resolution of guest-impacting issues (AC, plumbing, electrical, appliances)

• Reduce repeat issues and emergency breakdowns

• Control backlog and SLA performance

• Manage external vendors and service providers

• Introduce structured reporting and performance tracking

• Maintain guest-ready condition of all units

Required Experience:

• 8–15 years in residential maintenance or property management

• Experience managing distributed apartment portfolios (not single building)

• Managed 10–20+ technicians

• Strong preventive maintenance background

• Experience in fast-paced or hospitality-driven environment preferred

• Strong execution and team leadership skills
