Senior Site Engineer – Commercial Projects & Villas

About the Role

We are seeking a Senior Site Engineer / Project Engineer to take full technical and on-site responsibility for multiple fitout projects across the Deluxe Homes Group. This role covers end-to-end site execution, including technical solutions, contractor coordination, authority compliance, and final delivery outcomes.

You will act as the technical backbone on site, ensuring that drawings, specifications, and authority requirements are correctly interpreted, implemented, and delivered across all active projects. Strong performance in this role provides a clear progression path to Construction Manager as the project portfolio expands.

Key Responsibilities

Site & Technical Leadership

• Maintain a constant on-site presence across assigned projects, ensuring compliance with approved drawings, specifications, and quality standards for all trades (civil, fit-out, MEP, joinery, finishes).

• Act as the primary technical authority on site, resolving execution challenges and proposing practical engineering solutions.

• Validate, review, and technically approve shop drawings, material submittals, and method statements submitted by suppliers and specialist contractors.

• Clearly explain technical details, revisions, and constraints to all involved parties (contractors, supervisors, consultants).

Planning & Coordination

• Convert master schedules into rolling look-ahead plans and coordinate daily activities with contractors to ensure smooth workflow.

• Coordinate all contractors and subcontractors through continuous drawing revisions, RFI management, and authority-driven changes.

• Work closely with procurement to align material deliveries, sequencing, and site readiness.

RFI, Variations & Documentation

• Lead the RFI process end-to-end: prepare, submit, track, close, and communicate outcomes.

• Identify, log, and track variations; advise management on cost, scope, and time impact.

• Maintain a digital site diary with photos, notes, and progress records.

• Issue concise daily and weekly site reports highlighting risks, progress, and blockers.

Authorities & Compliance

• Prepare, coordinate, and attend all authority inspections and approvals (DM, Trakhees, DCD, TECOM, and other relevant bodies).

• Ensure works comply with local codes, authority requirements, and approved NOCs.

• Lead authority coordination from preparation through final approval.

HSE & Quality Control

• Enforce the site-specific HSE plan across all projects.

• Conduct toolbox talks, monitor safety practices, and document incidents or near-misses.

• Ensure quality inspections, snagging, and corrective actions are properly implemented.

Project Close-Out

• Compile and review as-built drawings, O&M manuals, warranties, snag lists, and completion certificates.

• Support smooth handover and project close-out in coordination with management and operations teams.

Must-Have Qualifications & Experience

• Bachelor’s degree in Civil Engineering, Architectural Engineering, or Construction Management.

• Minimum 8 years total experience, including at least 5 years in UAE commercial fit-outs and/or luxury villa projects.

• Proven delivery of at least one AED 20 million+ interior or villa project in a resident engineer or site management capacity.

• Strong working knowledge of AutoCAD and/or Revit (red-lining), MS Project or Primavera, and Excel.

• Solid understanding of Dubai Municipality, Trakhees, and DCD regulations, as well as UAE HSE standards.

• Valid UAE driving license and readiness for full-time site-based work.

Preferable Skills

• IOSH or NEBOSH safety certification; PMP or equivalent project management credential is a plus.

• Exposure to sustainable construction or LEED-aligned interior practices.

• Strong owner-mindset with focus on quality, cost control, and schedule adherence.

• Clear, confident communication with clients, consultants, and trade partners.

• Structured problem-solver able to perform under tight timelines and site pressure.
